In my many years of real estate all Homeowners that I have met and came across with,will try to sell the Property on their own first. I understand . SAVING MONEY IS THEIR GOAL AND AVOIDING THE 6% COMMISSION !...
SOME homeowners wait, 2 - three months even longer trying to sell the property on their own! No results? of course not. There! you as the homeowner wasted months of waiting for that RIGHT BUYER!. you held Open Houses, you marketed all over. and no results! Drained? yes of course you must be.
Open houses! / the first people to enter your home are the neighbors! They wanted to know and are curious of how your property looks inside., they have been waiting for this moment.
Strangers are walking in and out of your property and you have NO IDEA IF THEY CAN EVEN AFFORD YOUR HOUSE! so frustrating isnt?
answering PHONE CALLS ALL day and no results. ( you know what I mean right? )
strangers that bring you contracts ( maybe) and it is not even executed the right way
Some are executed right but at the closing date. IT DOES NOT CLOSE!
Some even bring actual cash! CRAZY RIGHT? - which is not acceptable in the real estate business
I heard it all , seen it all and more to learn day by day! is endless of the things that happen in real estate.
BUT after months of waiting guess what? Sellers/ Homeowners grab that phone and hire a realtor!
A realtor like myself .. will :
Hold open houses ( optional for the homeowner)
at the open house a mortgage broker on site. (making sure the ones interested are pre-approved and CAN AFFORD YOUR PROPERTY)
EVERYONE IS screened
appointments are made accordingly to the homeowners schedule
title in place
mortgage in place
funds in place
Marketing is done
closing IS DONE!
YOU paid the commission. but you sat back relaxed and got your money to MOVE ON
